Oaks of Avent Ferry Condominium Board of Directors Meeting March 3, 2005 at 6:00 p.m.
Board Members present: Cindy Geurin, B Dodson, Laura Lamkin, Bonnie Latham, Bill Loftin, Jo Nerhood. Jeb Black, Management.
The meeting was called to order at 6:00.
Homeowners Forum: none present.
Manager's Report - J. Black
- Began legal actions to collect past due assessments.
- Submitted M&M Monthly Landscape Work schedule for review. Board will compile comments for April meeting. Board directed Management to invite M&M to attend April meeting.
- Chimney caps have not been routinely replaced and are wearing out. Replacement cost estimated at $200 per cap.
- Board directed Management to inspect chimney caps at the same time gutters are being inspected for replacement from this time forward. Management will not charge for inspection when a ladder is not needed. Mgmt will give the cost at April meeting for inspections that require a ladder.
- Reported $5,000 discount granted by Nationwide due to being “claim-free” for 3 years.
- Submitted $17,847 insurance quote from State Farm. Nationwide premiums are currently $17,617 with a $5K discount for a total of $12,517 for 2005.
Treasurers Report – B. Loftin
- 4243-51 Siding replacement and repaint will begin in April.
Committee Reports –
- Grounds - Board members to meet Saturday 3/5 to look at grounds improvements.
- Newsletter - Board request notice to HOs that they can dispose of bins; Notice to identify in writing wood not to be removed.
Unfinished Business –
- Arch. Recommendations – Board began discussion with agreement to continue discussion at next meeting.
- Board requests Management acquire bids to remove bins and install pavers for new carts.
- Approved Motion by B Latham, second C Geurin to grant 4109’s request to retain storage bin.
New Business –
- Election of Officers: Board elected Laura Lamkin President; Dan Madding, Vice-President; Bill Loftin, Treasurer; Bonnie Latham, Secretary.
