Oaks of Avent Ferry Condominium Board of Directors Meeting January 13, 2005 at 6:00 p.m.
Board Members present: Cindy Geurin, B Dodson, Laura Lamkin, Bonnie Latham, Bill Loftin, Dan Madding. Jeb Black, Management.
The meeting was called to order at 6:00.
Homeowners Forum: B Bergman (4129) requested Board enforce rules requiring homeowners bring fences, decks, etc. up to standards.
Manager's Report - J. Black
1.
Paid $6,524 of $7,750 All American Roofers invoice for 4123-31 roof. $1,226 deducted for damages caused by roofer’s negligence.
2.
Set meeting 1/20/05 at noon to review buildings that need paint/rehab in 2005.
3.
Board directed Management to invite M&M Landscaping to March BOD meeting to discuss tasks and scheduling.
Treasurers Report – B. Loftin
1.
$1,000 from 2004 roof and $1,060 for 2004-termite inspection will be paid with 2005 funds, due to lateness of invoicing. He noted there will be two termite inspection invoices in 2005.
2.
Reviewed approximately $2,700 in delinquent dues. Board directed Management to begin collection actions using newly hired Wyrick Robbins law firm.
3.
Approved Motion by D Madding, second by C Geurin to begin collection action with largest delinquent dues amount to assess Wyrick Robbins’s ability to successfully enforce statues.
Committee Reports –
1.
Architectural – Approved Motion by B. Latham, second by Cindy Geurin to table discussion on recommendations.
2.
Grounds –all recommendations for grounds corrections & improvements to go to Dan Madding.
Unfinished Business –
1.
Bids for old bins/new garbage cart accommodations not yet received. Further discussion tabled.
New Business –
1.
Set Annual Homeowners meeting 2/10/05 at 7pm. Directed Management to reserve space at either Lake Johnson or Athens HS and send letter to HOs.
Other Business –
1.
Bergman – meet to review fences and decks.
2.
Letter J Nerhood re: gardening shed.
