Oaks of Avent Ferry Condominium Board of Directors Meeting
May 13, 2004 at 6:00 p.m.
Board Members present: Frank Johnson, Bill Loftin, Bonnie Latham.

The meeting was called to order at 6:00.
Executive Session:
Approved April Meeting Minutes as corrected.
Manager's Report - J. Black
1.
Incorrectly coded $382.43 will be corrected to Building Maintenance. Changes will be reflected next month.
1.
Two buildings scheduled for siding replacement & paint in 2004 are 4233-41 and 4242-51. 4233-41 begins in June.
2.
Termite inspection complete. Board asked Management to send letter to Smith Exterminating, thanking them for leaving a report at each unit and would like this action to continue.
3.
M&M Landscaping reported there would be a $480 ($40/mo.) savings in 2005 because no pine straw will be strewn.
4.
4008 retaining wall in progress. Wall, digging & opening drain, and 4 tons of gravel. Cost: $300.
5.
4126 water leak repaired. $40 cost to homeowner.
Treasurers Report – B. Loftin

B. Loftin reported collection actions have begun for delinquent homeowners with $300 or more past due assessments. Status will be updated at next meeting.
