Oaks of Avent Ferry Condominium Association Board of Directors Meeting July 10, 2003 at 6:00 p.m.
Present: Frank Johnson, Barbara Dodson, Bill Loftin, Bonnie Latham, John Hertrick and Jeb Black - Management. Absent: Brian Browning
Homeowner's Forum: No homeowners present.
Approved Motion to accept June meeting Minutes made by B Dodson; second by B Loftin.
Management Report:
1.
4211-19: Wood replacement & power washing complete. Painters began calking & prep work. Painters estimate $600 more to paint building due to extensive wood replacement. Approved motion to grant $4,600 to paint 4211-19 made by B Dodson; second by J Hertrick.
2.
Attorney waived fees in collection of delinquent dues for 4265. Letter sent to homeowner.
3.
Board directed Management to solicit 2 bids for timbers and gravel to resolve severe drop off erosion at 4108.
4.
Board approved cost of $70.00 to haul the last of storm debris behind 4008 and remove dead red-tips from 4012 and 4001.
5.
Board directed Management to remove large log pieces from front of 4003.
Treasurers Report: Approx. half of the “Building Replacement” budget funds are spent to date. Full costs of wood replacement for 4211-19 are not yet available. Management will report full cost at August meeting.
Committee Reports:

Architectural – no report.
2.
Grounds – John Hertrick replaces Brian Browning as Chair of Grounds Comm.
3.
Newsletter – May/June issue is due this month. Board approved $85.00 annual web hosting renewal fee for association web site.
Unfinished Business:
1.
Proposed by-law amendments: Board approved letter to homeowners drafted by Brian Browning. Management expects Signature Page from attorney by 7/18. Letter, ballot, & signature page will be sent by certified mail to homeowners. B Latham & B Dodson volunteered to fill out 75 certified receipt cards & return slips to save cost. Ballot & signature page will also be posted on website.

4291 - Board approved $400 to level sidewalk pushed up by tree root that was removed earlier.
New Business:
1.
4115 - Management decided that homeowner is responsible for repairs made to LCE storage shed due to termite damage, except exterior siding.
2.
Board charged Management for placing “household” debris, as reported by B Browning, into dumpster intended for wood replacement debris. Total cost of debris dump is $37.50 for 1 ton of debris. $20.00 is charged back to Management.
