Oaks of Avent Ferry Condominium Association Board of Directors Meeting April 16, 2002 6:00 p.m.

Homeowner's Forum: no homeowner's present
Executive Session: Minutes for March were approved as read.
Treasurer's report for March was filed for Audit.
Management Report:
Wood replacement completed on units 4253-4261.
Insurance claim on water leak in unit 4281 is $8802.
Roof replacement recommended for units 4253-4261 and 4211-4219 this year.
Units 4221-4229 recommended for next wood replacement.

Architectural:
Request for deck improvement was approved as filed for 4120.
Request for approval for satellite dish location was granted for 4009. The dish is attached to the facia board of the shed of the adjoining unit (4007).
Unfinished Business: none.
New Business:
Board directed Management to obtain estimate on replacing shrubs and azaleas for unit 4131. If estimate is less than one hundred dollars ($100) management is authorized to replace shrubs and azaleas without further Board discussion.
Board directed Frank Johnson to chair a committee to develop cost analysis of replumbing units that are currently plumbed with polybutalyne pipe.
B. Latham moved to accept Management's recommendation to put extensions on back gutters on units 4253-4261 if the required extensions less than 9 feet. Motion passed unanimously.
Board directed management to proceed with completion of wood replacement, gutter repair, and painting of units 4253-4261.
Board approved Management's recommendation that units 4221-4229 be next units scheduled for wood replacement.
Board directed Management to power wash side of unit 4291 to remove mold.
