MINUTES:
The OAKS of Avent Ferry
Architectural Committee
The second meeting of the Architectural Committee was held at the home of Laura Lamkin on Tuesday, September 21, 2004 at 7:30 pm.  The members in attendance included Laura Lamkin, Vita Plume and Laurinda Heppt.

Vita Plume presented a summary of research by her husband, John Plume, of improvements requested by homeowners during the past 2 years and the corresponding association response.

The committee decided to prepare language to allow for screening improvements to rear decks, patios or porches based upon the following criteria:
1.The screening material must be attached to a brace or frame that will abut the exterior siding of an existing unit;

2.  The brace or frame may be attached to the exterior siding with screws, however, removal of the screws will require a unit owner to repair the siding with an material such as, spackle or other filler, any puncture holes into the exterior siding.  Any repairs are to be in a manner that restores the exterior siding to its condition prior to installation of the screening improvement.

2.A unit owner must allow the HOA, its agents and/or contractor’s reasonable access at all times to the "screened in" siding for inspection, maintenance or repairs.

4.  The color of any "screened" improvement must be of a dark hue and compliment the exterior color of the existing unit.

5.  Any unit owner who desires to install screening on the rear deck, porch, patio must follow the procedure to request permission for an improvement in the Oaks current guidelines.

6.There shall be no screening permitted on front porches.

Laura Lamkin voluteered to draft formal language for the members of the committee to review prior to submission to the board members of the HOA.

The next meeting of the Architectural Committee will be on Oct. 26, 2004 @ 7:30 pm at the home of Laura Lamkin.

The meeting adjourned at 8:20 pm.
